What matters in 30 seconds
- Your income: furnished lettings fall under industrial and commercial profits (BIC), under the micro or the actual regime.
- The actual regime: a 2031 return, with depreciation of the property and furniture, which often greatly reduces the tax on rents.
- LMNP or LMP: you become a professional landlord when your receipts exceed €23,000 a year and exceed the household’s other earned income.
- As an LMP: social contributions on profit and professional capital gains rules.
- Selling: the capital gains rules changed in 2025: look at them before selling.
Your obligations for the year: accounting, tax and social
These points are general and indicative. Every situation is unique: they may not suit yours, and must be confirmed with a professional before any decision.
Example under the actual regime, the financial year being the calendar year.
Accounting: receipts, expenses and depreciation
Accounts kept throughout the year: rent received, expenses, loan interest.
Depreciation schedule by component for the property and the furniture, updated every year.
Tax: the 2031 return
2031 return and its schedules: by early May at the latest.
Your result is taxed in your name, on your personal income tax return.
Tax: the business property tax (CFE)
In principle due every year, on 15 December.
Exemptions exist: annual receipts of €5,000 or less (minimum contribution), letting part of your main residence, among others.
Tax: VAT, rarely
Furnished residential lettings are in principle exempt.
Some hotel-type services may trigger it: we check your situation.
Social: depending on your status
As an LMNP: social levies on your result, with your income tax.
As an LMP: social contributions on profit, provisional then adjusted to your actual income.
And depending on your situation
Other events are to be planned depending on your situation: purchase, works, holiday lets, becoming a professional landlord, sale… We anticipate them with you.
The most common pitfalls
- Staying under micro-BIC without comparing with the actual regime: depreciation and expenses can change the tax a great deal.
- Depreciating the land: it cannot be depreciated, only the building (by component) and the furniture.
- Thinking loan capital repayments are an expense: only the interest is deductible.
- Crossing the professional landlord thresholds without noticing: above €23,000 of receipts, exceeding the household’s other earned income, contributions and capital gains rules change.
- Forgetting the business property tax (CFE).
- Selling without planning: since 2025, depreciation deducted as an LMNP in principle increases the taxable capital gain, except for certain serviced residences.
- Missing the 2031 return deadline: surcharge and late-payment interest.
We follow this calendar with you, year after year.

Frequently asked questions
Micro-BIC or actual regime?
The actual regime allows expenses to be deducted and the property and furniture to be depreciated; it often becomes worthwhile when expenses or the property price are significant. The comparison is done on your figures, on request.
I do not live in France: does that change anything?
Rental income from a French property is taxable in France. Your situation in your country of residence must also be looked at; we coordinate with your adviser there if needed.
Do holiday lets change anything?
Yes: the rules for furnished tourist accommodation have changed, and some hotel-type services may trigger VAT. We check your situation.
When is the 2031 return due?
By early May at the latest, for the past calendar year, filed electronically. We give you the exact date each year, and the result to report on your personal income tax return.
Is depreciation clawed back on a sale?
For sales since 15 February 2025, depreciation deducted as an LMNP is in principle added back when calculating the capital gain, which increases it. Certain serviced residences are excluded (student, senior and disability residences). A sale should therefore be planned on your figures.
Furnished landlord: can I change accountant during the year?
Yes. The change is prepared in line with the notice period in your engagement letter, and we take over the file with your current accountant, in line with professional rules. Read our guide to changing accountant
How much does an accountant cost for an LMNP in France?
It depends on the number of properties, the type of letting and your status. Your fees are set out in a written proposal and reviewed if your activity changes. As an indication, the LMNP engagement starts at €165 excl. VAT per month. In 2 minutes, your meeting is booked; in 5 more minutes, your fee estimate is shown. See our fees · Our accountant quote in 3 steps
Do I need to register my furnished letting activity?
Yes: a furnished letting activity must be declared to obtain a SIRET number, generally through the INPI one-stop shop, even as a non-professional landlord.
LMNP or LMP furnished landlord: does your accountant in France take your whole household income into account?
Yes. The accounting and tax engagement covers the accounts of your activity, depreciation by component, the 2031 return and its schedules, reporting on your personal return and monitoring of your status. Moving to LMP status depends on your receipts and your household’s other earned income: your accountant keeps an eye on it with you; a comparison of the micro and actual regimes and an estimate of the tax on a sale are offered on request and priced in advance. You let your property calmly, year after year. In 2 minutes, your meeting is booked; in 5 more minutes, your fee estimate is shown. Get my free meeting and quote
