Furnished rental in France: social security regime simulator

Holiday let, long-term furnished rental or bed and breakfast in France: must you register and pay contributions, and under which regime? The official Urssaf simulator guides you from your rental income.

Depending on the type of rental and the amount of income, a furnished rental in France can remain private wealth management, subject to social levies, or become a business activity, subject to social contributions.

The Urssaf simulator tells you whether you must register and which regimes are possible in your situation.

What the simulator calculates

  • Whether you must register with social security
  • Possible regimes: micro-entrepreneur, self-employed or simplified general scheme
  • Holiday lets and bed and breakfast
  • Short-term, long-term or mixed rental

Urssaf presents this tool as a beta version: its results should be confirmed.

This official simulator is provided by Urssaf, the French social security agency (mon-entreprise.urssaf.fr). It loads from its website when you start it.

Indicative result, based on the figures entered and the rules known to date. It is no substitute for professional analysis: check your situation with a chartered accountant before deciding.

What next?

The social regime is only part of the question. The tax status (non-professional or professional furnished landlord), the choice between micro-BIC and the real regime, depreciation and the tax return change the tax bill significantly. See furnished rentals

Frequently asked questions

Is a furnished rental always subject to contributions?

No. Below certain thresholds, or when the activity is not professional, the income bears social levies on investment income, not social contributions.

Are social status and tax status the same thing?

No. Social security registration and the non-professional or professional landlord tax status follow separate rules, even if they partly overlap.

What is a professional furnished landlord (LMP)?

For tax purposes, a landlord is professional when furnished rental income exceeds €23,000 a year and exceeds the household’s other earned income. Otherwise, they are a non-professional landlord (LMNP).

Does the simulator calculate tax?

No. It indicates the applicable social regime. Tax depends on the tax regime (micro-BIC or real) and, under the real regime, on expenses and depreciation. See French tax

Are the results reliable?

Urssaf presents this tool as a beta version, still being validated. It gives a first indication: other income, type of rental and the property’s classification can change it.
